As I wrote in my last blog…realtors need to step up to the plate.  Well, I must have a magnet for those who don’t or won’t.

I took a buyer out on Tues and we found the perfect house for him.  He is a 1st time buyer and very excited.  It was a foreclosure.  I called the agent while sitting in the driveway and asked if it was available, she said it was and there were no offers on it.

2.5 hours later I submit a good offer on the house.  She tells me she just submitted one and we would probably go to highest and best.  Ok, Im fine with that.  Sure enough, 8pm that night she emails me and tell me she needs out highest and best by noon the next day.  We submit an essentially full price offer and we wait…..and wait….and wait.  I list a lot of foreclosures so I am very familiar that banks sometimes have 24-72 hour response times. 

The next day, 24 hours later, (around noon) I call her and ask if she has heard anythiing.  She says “Oh yeah…I forgot to call.  I heard late last night”.  HUH?  Forgot to call?  Bet you dont forget your commission check.  Then she cant remember what we offered or who won the bid……give me a FREAKING break.  She asks me what our offer was and tells me we won.  Says she is not in the office but she will be in an hour and will send the addendums.  At 6p.m. I sent her an email asking for the addendums…………

At 9:00 today I leave her a voice mail asking for the addendums……Finally at 11:30 she emails me the addendums with a note “thanks for the reminder”.  Says the bank will need 72 hours to turn them around and she needs earnest money.  Sent a copy of that with the original offer and she didnt know what to do with it then.  The addendums are fill in the blank…and they are blank.  Look like they came from Office Depot.  I work with several AM companies that use this type, but I fill them out before I email them.  EARN your money!!  There is no indication of closing costs, title insurance, closing attorney…..nothing.  Now, 2 hours ago, I have sent her and email and left her a voice mail to get clarification…….and I wait.  Maybe I need to remind her to call me.

The kicker - this is the broker!!!!!!!!!!!!!!!  Obviously, she has other business.

Please folks, we are all struggling in this industry.  Why make it so hard to put a deal together……there are plenty of houses.
